Summary
Mr. Liu, while licensed as a representative and managing broker with Sutton Centre Realty, committed professional misconduct when he:
- provided rental property management services for an unlicensed entity in relation to the rental of properties in and around Burnaby;
- requested and received rent cheques from the tenant of one such property, made out to and cashed by an unlicensed entity; and
- agreed to allow remuneration, received from the tenant of the property, to be paid to an unlicensed person.

Results
A discipline committee of the Council has ordered the following:
- Mr. Liu's licence is suspended for fourteen (14) days. (From March 11, 2019 to March 24, 2019, inclusive.)
- Mr. Liu is prohibited from acting as an unlicensed assistant during the licence suspension period.
- Mr. Liu must pay a discipline penalty of $5,000 to the Council.
- Mr. Liu must pay enforcement expenses of $1,500 to the Council.
- At his own expense, Mr. Liu must successfully complete the Broker's Remedial Education Course.
As Mr. Liu has a personal real estate corporation, the licence of Jerry Liu Personal Real Estate Corporation is also suspended, prohibited from acting as an unlicensed assistant during the suspension period, and equally responsible for paying the discipline penalty and enforcement expenses.
