Summary
Melissa Nadine Ruyter was acting as the strata manager for a strata corporation. When the strata corporation terminated their service agreement with Ms. Ruyter's brokerage, she did not follow the strata corporation's instructions to return all their required records within the time required by section 8-7.1(4) of the Council Rules.
Ms. Ruyter's actions demonstrated a failure to apply reasonable care and skill, as required by section 3-4 of the Council Rules. Further, Ms. Ruyter failed to act in accordance with the lawful instructions of a client, contrary to section 3-3 of the Council Rules.
Results
A discipline committee of the Council has ordered the following:
- Melissa Nadine Ruyter is reprimanded.
- She must pay a discipline penalty of $2,000.00 to the Council.
- She must pay enforcement expenses of $1,500.00 to the Council.
