Summary

A discipline committee of the Real Estate Council of British Columbia (the “Council”) accepted the Consent Order Proposal submitted by Li Li also known as Lily Lee (“Ms. Li”), and found that Ms. Li committed professional misconduct when she:

Stonecroft Property

  1. allowed her clients to attend a viewing of the property when she knew that neither she, another licensee from her brokerage, the seller’s agent, the seller, or anyone else, would be present during that viewing;
  2. provided her clients with an access code to enable them to retrieve the key to the premises from the lockbox; and
  3. permitted her clients to enter the premises using the key, and to tour the premises without her or anyone else present, unbeknownst to the sellers’ agent or the sellers;

Camden Property

  1. allowed her clients to attend a viewing of the property when she knew that neither she, another licensee from her brokerage, the seller’s agent, the seller, or anyone else, would be present during that viewing;
  2. provided her clients with an access code to enable them to retrieve the key to the premises from the lockbox; and
  3. permitted her clients to enter the premises using the key, and to tour the premises without her or anyone else present, unbeknownst to the sellers’ agent or the sellers;

Results

A discipline committee of the Council has ordered, and Ms. Li has agreed to, the following penalties:

  1. a suspension of 3 months (from January 6, 2021 to April 6, 2021, inclusive);
  2. a discipline penalty of $15,000;
  3. enforcement expenses of $1,500; and
  4. successful completion of the Real Estate Trading Services Remedial Education Course and the Ethics: Unlocking the REALTOR® Code Course.
