Summary
In a liability hearing held in March 2018, the Council's discipline committee found that Cui Zhu (Danielle) Deng committed professional misconduct within the meaning of section 35(1) of the Real Estate Services Act.
Ms. Deng failed to disclose to her client all material information about a property. She did not advise her client that an offer on a property had collapsed until after her client had removed her conditions on another property, when she knew (or ought to have known) that her client was interested in the original property.
By doing so, Ms. Deng's did not act in the best interests of her client and she did not act with reasonable care and skill.

Results
In its Decision and Order with Respect to Penalty, a discipline committee of the Council ordered the following:
- Ms. Deng must pay a discipline penalty of $5,000 to the Council.
- Ms. Deng is subject to enhanced supervision by her managing broker for a period of not less than 12 months.
- At her own expense, Ms. Deng must register for and successfully complete the Real Estate Trading Services Remedial Education Course and a course entitled Ethics REIC2600 - Ethics in Business Practice.
- Ms. Deng must pay enforcement expenses of $50,285.52 to the Council.
