Summary
Yukki Li, while licensed with Century 21 MAX Realty Ltd., acted as the designated agent for two buyers in separate transactions. Ms. Li failed to promptly provide the purchase agreements for these transactions to her managing broker, and to inform her managing broker of the real estate services she was providing.
Licensees are required to promptly provide all trading records to their managing brokers, and to keep their managing brokers informed of their activities on behalf of the brokerage. Ms. Li failed in these requirements, contravening sections 3-2(1)(b) and 3-2(2)(a) of the Rules.
Results
A discipline committee of the Council has ordered the following:
- Ms. Li is reprimanded, and must pay a discipline penalty of $2,500.00 to the Council.
- At her own expense, Ms. Li must successfully complete the Real Estate Trading Services Remedial Education Course.
- Ms. Li must pay enforcement expenses of $1,500.00 to the Council.
