Summary
Richard Morrison, while licensed as a representative, and Richard Morrison Personal Real Estate Corporation (currently unlicensed) with RE/MAX City Realty, Vancouver, failed to disclose, in writing, the nature of the agency relationship with their client before providing trading services. The Contract of Purchase and Sale, the Multiple Listing Contract, and the Working with a Realtor Brochure® all indicated that Mr. Morrison was the designated agent for the seller, when in fact another licensee was providing all trading services to the seller under the agreements.
Mr. Morrison's actions contravened sections 5-8 and 5-10 of the Council Rules.
Results
A discipline committee of the Council has ordered the following:
- Richard Morrison is reprimanded.
- Richard Morrison must pay a discipline penalty of $2,000.00 to the Council.
- Richard Morrison must pay enforcement expenses of $1,250.00 to the Council.
As Mr. Morrison had a personal real estate corporation, these orders apply to Richard Morrison Personal Real Estate Corporation
