Date of Consent Order:    February 1, 2013 

Issue: Paul Wah Hung Li, associate broker, ANJ Properties Ltd. dba Realtyline, Vancouver, entered into a Consent Order with the Council that he committed professional misconduct within the meaning of section 35(1)(a) of the Real Estate Services Act by contravening sections 3-4 and 4-7 of the Council Rules by failing to apply reasonable care and skill by advertising false or misleading information in that in his listing of the property on W. 34th Avenue, Vancouver, B.C., he represented that the house had been built in 1985 when he knew or ought to have known that it was originally constructed in 1936. 

Result: Paul Wah Hung Li was suspended for seven (7) days, from April 3, 2013 to April 9, 2013 (inclusive), and was ordered to successfully complete the Real Estate Trading Services Remedial Education Course and pay enforcement expenses to the Council in the amount of $1,000.00.
